  10. wow, if you listen carefully, he shows many examples of peoples scenarios, angles, opportunites. Phil, after someone transfers deed by quitclaim deed, is is possible that someone can still put a lien on that property, or is it as if legally that person no longer owns that property even though he still owns the note. this would be hypothetically if seller holds note "subject to existing financing. anyone out there with experience i also welcome your feedback. this was a great video!!

ITS AGGRAVATING (NOT TRYING TO BE RUDE HERE), BUT A MUCH SHORTER VIDEO JUST BLATANTLY TELLING ME EXACTLY HOW TO GET PROPERTY OR REAL ESTATE WITH NO MONEY OR CREDIT, WOULD BE MUCH MORE HELPFUL.   19. Phil, I want to make sure I am understanding this right. Are you saying it is possible to do a lease option and then lease a property out to someone else while its is also leased out to you? I know apartments I have signed leases with usually have something about not subletting but I didn't know if that was just their policy or law. Thanks

  20. I live in Pensacola FL area and here is very difficult to find tenants and specially in a fast manner. It usually takes 3 to 4 months to rent a place. How would you over come that? thanks for the great video!

  28. Question, I really like the subject to model, but I've heard that it now causes loans to be called by the bank. Is that so – or does it not happen very often? My fear would be having it called on the person that is deeding the property to me. Thanks for these videos by the way, love them!

  29. i watched this video 2yrs ago. i went out and found an owner financed single family. 2bd 1 bath. full basement fenced yard. $3500 for realtor commission and closing costs. sale price $45k. $6k for system upgrades. has been rented since purchase at $765 month. current value is approximately $71k i owe 33k. phil do you think i made a great deal? and would you advise to refi and use equity to purchase another. my current int rate is 5% w/6 yrs remaining.
